Coxhoe-VisualHedley Planning has secured planning approval for 99 new Miller Homes in Coxhoe, County Durham

Plans for dozens of new homes in a County Durham village, which will provide a welcome boost for regional housing stock, have been approved.

Developer Miller Homes is now set to push ahead with its proposal to construct a mix of 99 two, three, four and five bedroomed homes with dedicated vehicle parking spaces on a 4.39ha plot of land to the west of Gladstone Terrace in Coxhoe, located between Durham and Sedgefield.

Planning approval, which has been secured on behalf of Miller Homes by North East planning specialist Hedley Planning, also includes a number of affordable homes.

An additional 24 visitor parking bays distributed across the site will also be created while each property will have its own dedicated EV charge point. The creation of new access roads, footpaths, public open spaces and landscaping will also proceed.

A park and stride scheme, which provides an opportunity for users to park and walk to Coxhoe Primary School as well as to other amenities within the village, will also be provided.

Planning approval comes as the Government continues to campaign for more new properties to meet the chronic housing shortage and arrest the decline in the affordability of home ownership.

Joe Ridgeon, director at Hedley Planning Services, who secured approval from Durham County Council planning committee, said there is a pressing need for more development to close the regional housing gap.

He added: “The Coxhoe scheme is a terrific development, creating a sustainable residential neighbourhood within easy access of local amenities. It would undoubtedly contribute positively to this part of County Durham and should be welcomed as a positive step forward in meeting local housing provision.

“There is always a need for affordable housing in the North East. The Gladstone Terrace development has been designed to meet the needs of the local community, with a mix of property types and sizes, providing a much needed leg up for those who might struggle to get onto the property ladder.”

Onsite work is expected to start in Spring 2026 creating a number of new jobs in the construction and local supply chain industries, with the first phase of properties expected to be available for homeowners to move in by the end of the year.
